The consultancy years.
20+ years of FM delivery and advisory across UK estates. NHS Trusts, healthcare property, education, nuclear, utilities, logistics, hospitality, property management and corporate occupier portfolios. Thousands of buildings touched. The recurring pattern: compliance evidence existed somewhere, but never where the regulator needed it.
The gap turned existential.
Post-Grenfell, with the Building Safety Act 2022 in force, the standard for evidence on demand moved from “nice to have” to legally non-negotiable. Every CAFM platform we ever specified, bought or recommended failed at the same thing: producing the certificate, the inspection record, the audit trail when the regulator asked. The market had no answer.
