How are scope queries answered?

Is replacing a TMV in scope under PPM, or is it variation work?

Schedule 2, Section 4.1.7 covers TMV servicing as in-scope PPM. Replacement is treated as variation work under Clause 18.3 once the unit fails post-test. Reactive replacement under £500 sits within the £5,000 reactive authority limit.

What is the response time on a Priority 2 reactive?

Schedule 4, Table 4.A: Priority 2 attendance within 4 hours, rectification within 24 hours. KPI weighting 15%. Late attendance triggers the major service failure escalation in Clause 22.4.

Who is responsible for asbestos surveys, landlord or tenant?

Schedule 3, Section 7.2 places management surveys with the landlord. Refurbishment and demolition surveys sit with the tenant when their works trigger them. Annual re-inspection sits with the landlord under Clause 11.6.
